FUNCTIONAL-STRUCTURAL MODEL OF ANALYSIS OF HISTORIC AREAS AS SPATIAL DETERMINANTS OF REAL ESTATE VALUE

The article explores the role of historical areas in the formation of real estate value in the conditions of modern urban development, in particular on the example of the city of Lviv. The complex nature of the influence of the historical environment on market processes is revealed, the importance of historical and cultural heritage as a resource not only of the identity of the city, but also of the economic potential of territories is substantiated. The relationship between historical, economic, social and infrastructural factors that determine the value of urban lands is analyzed, with a special emphasis on the specifics of the functioning of real estate within historical areas. The author emphasizes the need to apply an interdisciplinary approach to assessing the value of real estate, which covers not only the physical characteristics of the object, but also its cultural, social and historical significance. In this context, a classification of tangible and intangible carriers of functions that affect the value of the territory is proposed, and a model of integrated assessment of the market value of real estate is developed. This model takes into account specific coefficients for the historical area of Lviv, which allows for a more accurate consideration of the impact of cultural heritage, the degree of preservation of objects, infrastructure saturation, and market demand. The study proposes an analytical formula that describes the relationship between historical areas and real estate value, which is based on a multifactorial approach and takes into account a set of historical and cultural, infrastructure, tourism, economic and local factors that directly affect the formation of the market value of objects within the urbanized space. As a result of the study, a conclusion was made about the feasibility of including parameters of historical and cultural value in the tools of urban planning and assessment of the investment attractiveness of territories. The results obtained are of practical importance for local governments, real estate market entities, investors and urban planners, as they allow to increase the efficiency of decision-making in the field of urban development management, taking into account the principles of sustainability, heritage preservation and harmonious integration of historical territories into modern urban processes.
